Should I try to sell my New Braunfels home this fall or should I wait until spring?
We are finally feeling some cooler temperatures here in New Braunfels…lower 90’s count right? I have been getting a lot of questions from clients considering selling their homes but are wondering if they should wait until spring. Before you decide to wait, consider these top 4 reasons that make fall a perfect time to put your New Braunfels home on the market!
1. SERIOUS BUYERS IN THE MARKETPLACE- Although a lot of families schedule their moves during summer as not to disturb the kiddos in school, there are plenty of people who need to buy in the fall and winter. Job relocation, empty nesters, young professionals that do not have kids, families with a major family change like divorce or new baby are all needing to buy a home quickly and are typically willing to pay top dollar. So the showings you will get are more likely to be serious buyers and not just neighbors out for a look in the pretty weather like you get in the summer.
2. LESS COMPETITION- Typically there are less homes on the market in the fall and winter so there is less competition from other sellers. For example if a buyer is looking for a home in your neighborhood, your home is more likely to become their top choice if there are only 3 homes available instead of 9 that would be in the busy summer season. The closing process also tends to be smoother with less delays for inspectors, appraisals, and closing appointments in this slower season.
3. EASY TO STAGE- Homes that are decorated tastefully for the holiday season and cooler temperatures tend to show well and attract buyers. Imagine walking in a warm home on a cold day with the fireplace going and imagining your family sitting around a tastefully decorated dining area for Thanksgiving or Christmas. It is easy to show a buyer how great it would be to move in before the holidays!
4. WURSTFEST– That’s right! My #4 best reason to put your New Braunfels home on the market in the Fall is our New Braunfels beloved 10 day solute to sausage! Thousands of people travel from all over the world to our great town for live german music, craft beer, sausage, and chicken dancing…oh! and fried oreos of course. Undoubtably, while sitting at the picnic table that they have waited in line to secure, groups of friends and famliy will sit and discuss how great it would be to live in this special town and be able to walk to Wurstfest every year…and toob the river… and go to Schitterbahn after work everyday… and spend Friday nights in Gruene. What a great time to have an open house and sell your New Braunfels Home!
